Surfaces & PDD

Based in Saint-Aubin, in the canton of Fribourg, halfway between Lausanne and Berne, the AgriCo campus offers a wide range of areas to suit the needs of its residents: industrial zones with flexible PDDs, administrations, laboratories, conference rooms, co-working offices, communal areas and services.

The site also offers 100 ha of exploitable agricultural land for "full-scale" tests.

Building regulations

Building regulations vary from sector to sector:

Perimeter A

  • total building height max. 12.00m
  • dedicated to small and medium-sized production and service buildings

Perimeter B:

  • total height of B2 buildings: max. 20.00m. A height of max. 25.00m, on a corresponding total surface area equivalent to max. 25% of the total surface area, is permitted.
  • total height of B3 buildings: max. 20.00m

 

 

Energies

ECPF has entered into a contracting agreement with Groupe E as its energy supplier. The contractor is responsible for the production and distribution of energy, which will eventually be 100% renewable. The contactor will install photovoltaic panels on the roofs of the future buildings and make the energy produced available to the companies via a microgrid.

Water pre-treatment and final treatment will eventually be provided by a shared industrial WWTP.

Parking

ECPF is responsible for building the parking spaces for the entire site. Eventually, the parking spaces at the entrance to the current site will be reserved for visitors. The construction of a mobility platform with up to 1,400 spaces for employees is planned for the medium term.

With the building permit application for the building lease, the number of parking spaces will be defined and reserved in the mobility platform. The beneficiary of the building lease will then have the option of renting all or a reduced number of spaces.

The beneficiary of the building lease does not need to reserve land for the construction of parking spaces.

Start and term of building lease

The building lease comes into effect with the entry in the land register for a term of 70 years.

The obligation to pay the building lease charge begins with the start of construction, but no later than two years after the signing of the building lease contract. The building leaseholder is exempt from paying half of the building lease charge during construction until the building is commissioned. This exemption lasts for a maximum of two years from the start of the annuity payment obligation.

The full pension must be paid from the time the building is commissioned, or the start of commissioning.

Use of surface area under building lease

The beneficiary of the building lease not only has the right, but also the obligation, to erect and maintain the building required to meet his needs. Once the contract has been signed, the beneficiary must undertake the design work, apply for a building permit and, once the permit has been granted, carry out the construction work.

To this end, it is stipulated that:

  • the grantor of the building permit will provide services (electricity, thermal heating, drinking water and wastewater connections) to the building permit plot at his own expense
  • the grantee of the building lease is to demolish the buildings and installations that have been erected on the property at its own expense, and to prepare the site for use.
  • infrastructure (roads, pipes, etc.) and construction work (including ground stabilization measures, etc.) on the PDD parcel will be carried out in accordance with the AgriCo CAMP by the beneficiary of the building lease at his own expense

The beneficiary of the building lease is obliged to maintain the buildings it owns and the undeveloped land encumbered by the building lease in a good state of repair for the duration of the contract, and in particular to avoid polluting the soil.

The landowner confirms that the site is not registered as a polluted site.
